What moves the multiple for a pest control business
Key metric buyers ask for: Recurring (contracted) revenue share, route density, customer count and churn, termite vs general pest mix, commercial accounts.
Pushes you toward the top of the range
- 80%+ of revenue on recurring service contracts
- Dense routes and technicians who stay
- Licenses held by the team, not only the owner
- Routing, CRM and automated billing in place
Pushes you toward the bottom
- Owner dependency - the owner is the licensed operator and the salesperson
- One commercial client above ~10-15% of revenue
- Seasonal or termite-heavy revenue, or paper-based records
How buyers value a pest control business
Buyers look at recurring revenue first: small route businesses trade around one year of revenue, and SDE multiples check that the math works. Strategics (Rollins, Rentokil Terminix, Anticimex) and PE-backed platforms buy on EBITDA once a company is large enough, paying for contract revenue and route density.
Rule of thumb on revenue: About 0.7-1.3x revenue for small route businesses (BizBuySell sold middle half 0.69-1.27x). Use it only as a sanity check; buyers pay for cash flow they can finance.
Worked example: Gulf Coast Pest Pros (fictional)
Fictional business for illustration. Revenue $780,000, SDE $260,000. 82% recurring quarterly contracts, 1,900 residential accounts, owner is the certified operator.
| Position in the cited range | Implied value | Multiple of revenue |
|---|---|---|
| At the low end (1.7x) | $442,000 | 0.57x |
| Midpoint (2.04x) | $530,000 | 0.68x |
| At the high end (3.5x) | $910,000 | 1.17x |

| $1M+ EBITDA | Strategic acquirer or PE-backed platform | Mostly cash at close; rollover equity and earn-outs are common |

Frequently asked questions
How much is my pest control business worth?
Small pest control businesses sold on BizBuySell from 2021-2025 went for a median 2.04x SDE and about 0.96x revenue. Recurring residential routes can reach 2.5-3.5x SDE (Breakwater M&A); larger operators trade on EBITDA, 3.5-8.5x depending on size.
Why is pest control valued on revenue?
Contracted residential service renews automatically, so buyers can model it like a subscription. Revenue multiples are a shortcut for that recurring base; the SDE multiple checks the margin.
What happens to my business license when I sell?
In Florida, a pest control business license has to be applied for on a transfer of ownership, and the business must operate under a certified operator in charge (F.S. 482.071). Other states have similar operator or qualifier rules.
Is this an appraisal?
No. It is an educational estimate built from published data. Lenders, courts and the IRS may require a credentialed appraisal; see appraisal vs estimate.
